The Median Price is $367,000, this is up 16.5% Compared to December 2020.
The Price Distribution is as follows:
$ 0 - $ 99,999 = 0%
$100,000 - $199,999 = 7.6%
$200,000 - $299,999 = 20.8%
$300,000 - $399,999 = 24.5%
$400,000 - $499,999 = 18.9%
$500,000 - $749,999 = 18.9%
$750,000 - $999,999 = 5.7%
$1,000,000 + = 3.8%
The Active Listings on the Market for Sale are down 32.1% with only 95 in December 2021
Closed Sales are down 10% with 54 in December 2021
The Days on the Market is 54 with 36 days to close, making homes on the market 90 days. This is 8 days less than December 2020.
There is currently 1.7 Months of Inventory available for sale on N Padre Island in Corpus Christi TX - Compared to 2.2 in December 2020.
The low inventory along with the cost of materials is driving the pricing up. It is a great time for Seller's to Sell, and Interest Rates are Still at an All time Low. It is still a great opportunity for Buyers to come into the Market.
